HMO Planning Drawings FAQ
It depends on your local authority. Converting a house (C3) to a small HMO with 3-6 occupants (C4) is normally Permitted Development. However, many councils have introduced Article 4 Directions that remove these rights and require planning permission. Large HMOs with 7+ occupants always need planning permission as they're classed as Sui Generis.
You need existing and proposed floor plans showing room layouts and sizes, elevations if external changes are proposed, a site plan, fire safety layouts, and a planning and design statement. We provide all of these as part of our HMO drawing package.
Our HMO planning drawings start from £800 for a small C4 HMO and from £1,200 for a large Sui Generis HMO. The exact price depends on the complexity of your property and the scope of works. We provide a fixed quote after your free consultation.

No application can be guaranteed, but our 98% approval rate means your application is in very safe hands. We assess feasibility upfront, design to meet planning policy, and address common refusal reasons like parking, waste, and amenity space before submission.
