PROJECT BRIEF

  • To create a rear dormer extension at a semi-detached property with the aim to create bigger bedroom spaces and to remodel the ground floor to create better kitchen and living room spaces. 

  • Complete both planning permission and building control applications and submit them on your behalf

PROJECT TERMS
  • All drawings are provided on A3 paper size in PDF format. 

  • Each project shall have 30 days of unlimited amendment and development time opportunity. The 30 days shall begin from the first issued preliminary drawings.

  • When you are completely happy with the drawings, we shall finalise the planning drawings, complete the planning application forms and submit your planning application on your behalf.

  • Different streets and areas have different restrictions by the local council.  Planning permission is a final decision of the council only.  We normally advise our clients to undertake a Pre-Planning application to get initial feedback from the local council concerning their projects and in most cases their planning applications are successful.

  • We shall prepare and submit your building regulation drawings package for approval after full planning permission is granted. We shall deal directly with building control on your behalf and make any further amendments required by the council to ensure compliance at no extra cost.

  • Structural design work is not included in our packages. You will need to hire a structural engineer or ask us to recommend some in your area if you prefer.

  • Fees for Planning Applications, Building Control Applications, Structural Calculations, and Specialist Surveys or Reports are not included and shall be paid directly to the 3rd party by the customer.

  • Drawings are under the contractor's name and brand which are copyrighted. No part of the drawings can be transferred, copied, or used by another individual or firm. 

PAYMENT
  • The contractor will charge the client a flat fee of £2,300.00 for the services (the "payment") minus the non-refundable deposit of £200. 

  • The remaining payment will be charged in two separate installments, first for the Planning drawing package at £900 and second for Building Control drawing package at £1200. 

  • The above fee does not include the council fees to process your applications. 

  • The client will be expected to make payment when the services are completed. 

  • Payment would be expected to be paid directly into the provided business bank account details below upon request.

CONFIDENTIALITY
  • Confidential information (the "Confidential Information) refers to any data or information relating to the business of the client which would reasonably be considered to be proprietary to the client including but not limited to accounting records, business processes, and clients records that is not generally known in the industry of the client and where the release of that confidential information could reasonably expect to cause harm to the client. 

  • All written and oral information and materials disclosed or provided by the Client to the Contractor under this Agreement is Confidential Information regardless of whether it was provided before or after the date of this agreement or how it was provided to the contractor. 

AUTONOMY
  • Except as otherwise provided in this agreement, the Contractor will have full control over working time, methods, and decision making in relation to the provision of the services in accordance with the agreement. The Contractor will work autonomously and not at the direction of the client. However, the Contractor will be responsive to the reasonable needs and concerns of the Client.

MODIFICATION OF AGREEMENT
  • Any amendment or modification of this agreement or additional obligation assumed by either party in connection with this agreement will only be binding if evidenced in writing, signed by each party, or an authorised representative of each party. 

TIME OF THE ESSENCE
  • Time is of the essence in this agreement. 

  • If your project requires more than 30 days of development time, there shall be a reasonable fee to extend your time slot.

GOVERNING LAW
  • This agreement is legally binding and will be governed by and construed in accordance with the law of either Scotland or England and Wales.

  • The "Client" agrees to engage the "Contactor" (Hosannahs Limited) to provide architectural services based on the project consultation and brief, and payment detailed in this contract.

  • The Parties agree to do everything necessary to ensure that the terms of the agreement take effect.
